The Challenge

Three legacy lighting generations failing in a cold-chain environment they were never specified for.

Brock Solutions operates three adjacent facilities on Ardelt Avenue in Kitchener, covering office, warehouse, and operational areas across the portfolio. Lighting represented a controllable electrical load at each location, but legacy systems were driving unnecessary consumption and peak demand across all three buildings.

Addressing the three facilities separately would have introduced coordination complexity and delayed the cumulative impact of the upgrade. The objective was to deliver a unified retrofit across the full portfolio in a single coordinated program, qualifying all sites for available incentives while minimizing disruption to ongoing operations.

The Solution

One sealed cold-rated fixture family across every zone, paired with zone-level occupancy logic.

Green Integrations completed LED lighting retrofits at all three Ardelt Avenue locations as part of a coordinated efficiency program, commissioned December 18, 2018.

Each facility received a full lighting system upgrade tailored to its specific layout and usage. Legacy lighting systems were replaced with high-efficiency LED fixtures selected to reduce electrical load while maintaining consistent illumination across office, warehouse, and operational areas.

All three sites qualified for incentives under the Save on Energy program. Green Integrations administered the documentation and submission process across the full portfolio to ensure compliance with program requirements.

Each of the three Ardelt Avenue facilities received a tailored lighting upgrade reflecting its specific layout, usage pattern, and electrical configuration. 90 Ardelt Avenue achieved the highest individual reduction at 73.8% energy reduction and 73.76% demand reduction. 86 and 88 Ardelt Avenue each achieved reductions in the 57–59% range, consistent with their facility types.

Total demand reduction across the portfolio was 64.22 kW — a meaningful reduction in the combined electrical footprint of all three sites. Incentive eligibility was determined based on verified reductions at each facility, with documentation managed centrally by Green Integrations.
